Do not finance a mortgage with them!

We refinanced with a now defunct company. It was sold to HSBC Mortgage Services. They are THE worst! Payments made over the phone cost $15.00 and then they would claim it wasn't paid! We have tried to refinance our mortgage with them several times since 2009; they say they don't have to and they mean it. We paid a home "rescue" company $2,400. to try to modify our mortgage; they closed up along with our money. Spent 2 days at a NACA convention asking for help. They confirmed what we already knew: HSBC is impossible to work with. Due to circumstances, we filed personal bankruptcy last year which was discharged. Now NO mortgage refinance company will help us. Also, we owe over double the amount our home is worth and paying 7.6 percent. We're screwed unless we walk away...

Two lost payments and a nightmare with HSBC Mortgage Services

This started in Feb. with an electronic payment for my mortgage. It never showed up at HSBC and I started getting calls from their Customer Service. I thought it was cleared up in March when they sent a check back for the full amount. I sent two payments in April through my bill payer. Again, the funds "were not received." I've been working with their Research Dept. to find the money, my credit union, have sent proof that it was sent, and now am receiving "pre-foreclosure" paperwork that needs to be responded to in 30 days or foreclosure will begin. This is a nightmare. I've had correspondence from New York, Florida, and Boston. No one talks to anyone else. I continue to get calls about my "delinquency" and now my excellent credit score has dropped 800 points in one month due to this fiasco. As soon as I can clear this up, I am seeking refinancing with a different mortgage company. They are the worst and although some of the people I have talked to are understanding, I'm still being harrassed and have to listen to their speal about seeking help with my mortgage. I've never missed any payments throughout the life of my loan, pay on time, and now they won't accept my electronic payments even though they have my money and don't seem to be able to return it to me. Please don't use them...they are horrible and don't seem to have any concern for the individual. It is all about their pockets.

Unfair mortgage rate

Hsbc has me locked into a 6.25% mortgage rate and refuses to modify my loan and I have never missed a payment. No one will refinance me because my home value depreciated and I am stuck. I went through their loan modification process and they said I could afford the mortgage payments and denied me the modification. HSBC said I could try again in 30 days. I have had this loan since 2007 and I have heard of other companies that just call their customers when better rates are available. They told me to call HUD that said I should qualify for programs then HSBC days I don't qualify. .

I'm in the same boat as you. Bought in 2007.

HSBC sucks! They are not at all helpful. Not my choice. My last mortgage company sold to them.

I had no say. Not helpful at all. Not willing to take even 1% off my intrest rate.

Everybody else out there who screws up is getting 3% while I make my payments every month to these jerks at 7%. Stuck in Seattle.

HSBC/Santander Rip Off!!!!

Paid my car off three years ago and still can't get my title. They even show an existing lien, but state the vehicle is paid off according to their records. Their phone system will route you around to the twilight zone. If you get through to anyone, they are either rude or speak in such strong foreign dialect that you can't possibly understand them. They will give you the run around before sending you to www.mytitlesupport.com. Never got my title and will pursue what ever legal avenues necessary to get it. DON'T DO BUSINESS WITH THESE ***!!! You will regret it!!

Will Not Reduce Unfair Interest Rate

My loan was made with another mortgage company which HSBC bought. This was my first house,I didn't have much to put down and my credit was not that great.

So my interest rate is an outrageous 8.25% with no chance of it going down no matter what the current rates are!. My wife and I figured that in a few years we would be able to refinance to a better rate and ,at the time, we could afford the payments. Before that could happen the market to a nose dive. Now my house, that I am paying $126K for, is taxed at $45K.

On top of that my wife has passed away. That was a loss greater than you can imagine. Not just emotionally but financially as well. On top of that my company decided that if you wanted to still have a job you would have to take a 10% paycut.

I liked my job so I stayed. HSBC told me that they could give me a Rate Reduction and that after 18 mths. they would review my case and if things had not improved they would continue the rate reduction for another 6 mths. and if my situation had gotten no better they would make the reduction permanent.

I wish I had gotten the persons name that had told me that. It turned out to be a lie! After going through the 2 yrs. of reductions, they told me that NO we don't give permanent reductions.

They told me I could refinance with someone else because they don't do refinances either! I asked them WHO is going to refinance a home that is this far underwater!? As usual they were of no use at all. They did give me another 6 mth.

extension, because I lost my job, but that has expired. Yes, I had been going through this for nearly 3 yrs. Now they say I've maxed out my rate reductions. They will not refinance, because of the underwater loan to value and now that my unemployment has run out my only income is my wife's death benefit.

The refuse give me a cheaper rate and they refuse to help me even though they stand to lose about $80K! Tell me, what kind of business sense is that? I could work with a payment around what I had with the reductions but not a payment of nearly $1k a month. I know I'm just a little fish in a big pond but if they gave 2 *** about people they might consider working with the little fish instead of trying to drown him!

HSBC needs to wake up and smell the cheap coffee of the little fish. Some people are just trying to survive and not have to live on the street but the big HSBC just doesn't care.

I am right there with you both, my 1st home is just about ready to go to auction, because HSBC will not refinance or do permanent modifications! 2000 we bought our home, in which my husband worked a 40hour work week, then came home every day & built an addition that doubled our square footage.

Blood, tears & sweat, for WHAT? We welcomed 2 new family members & I lost my job, our house is underwater & I have no idea where we are going to live?

We are a family of 6..... I just wish HSBC would help us help them.

Your story sounds very similar to mine...you are just renting from HSBC and maintaining their property. Because you are so far underwater it will most likely be almost impossible to get out from under that until the market rebounds..Hey here's a suggestion...HSBC do a principal reduction and have you pay on what the house is worth and forgive the difference...No..too greedy to do that so you may have to walk away or file bankruptcy for a fresh start..I know that is a last resort but I am at the end of my rope as well!!

Beneficial Loans

I know I haven't posted latley I am just recovering from a sec surgery.... I have contact an attorney who deals with class action suit's so I am awaiting for his call back we need to do something about this company, I beileve if we all come together that we can maybe sue then for what they say our loans are like mine is 140,000 and only market value is 80,000 I will sue them for the 140,000.00 and I will be done with them give me my title to my house and thats it. I will be free and clear of them ....don't know if you file bankrupcry on them.. I have been invvolved with Litvin Law Firm sense last Feburary I have been paying the attorney 500.00 a month in which my payment is 1200.00 a month that beneficial wants me to pay I told them they were on crack and sense the attorney got involved beneficial CAN NOT contact me in any way shape or form they have not gotten paid in months and I don't care how long it takes this takes.. and don't care so when I talk to the attorney I am going to ask him how and what we need to get this started..I have thing's that everyone has sent me.. as far as letters we might have to send letters in to him ...hope he will take the case I am going to plead with him ....will keep everyone informed you know where to get me .....donna.brown@***.org or browns_47@***.com so keep them coming .....LET TAKE A STAND !!!!!!!!!!!!!!!!!!!!!!!

I am with you if you do. When i went to several attorneys they told me I had a case but it would have to be a classaction suit.. Thry sent me fraudulent documents and than foreclosed

Santander Sucks....!!!!

I too had a loan with HSBC Auto that was sold to Santander. I received a letter stating my account was being sold, but I don't remember it saying to who or when. I never received any statements or letter from Santander until after they reposessed my truck. I was away on vacation and came home to my vehicle missing out of my carport that was in a fenced gated yard. Laying in my carport was part of my mirror that the repo company had torn off. When I paid to get my vehicle back they had drilled *** in my steering column to free the steering wheel and denied all the damage. I took the repo company to court and the judge ruled in their favor even though they were late to court and lying up one side and down the other. I spent over $1500.00 on repairs to my vehicle because of the damage. I couldn't even drive it until the damage was repaired. During this time my husband had been in an accident at work and I was having medical issues. Santander could care less. Here it is 3 years later and I still don't have the title to my vehicle....Santander Sucks and unfortunately my husband's truck is financed through them too.

MY CAR WAS FINANCED WITH HSBC THEY SOLD MY ACCOUNT TO SANTANDER..NOW MY LAST PAYMENT WAS IN FEBRUARY AND SANTANDER IS TELLING ME THAT I STILL OWE THEM $6,500 BECAUSE I DEFEERED MY PAYMENT 8 TIMES..IF I WOULD NOT HAVE DEFERRED MY PAYMENTS MY TRUCK WOULD HAVE BEEN PAID OFF 8 MONTHS AGO AND NO ONE CAN SEEM TO EXPLAIN TO ME HOW THAY GOT THOSE FIGURES ALL THEY KEEP SAYING IS THAT I HAVE TO PAY IT..SENT ALL MY DOCUMENTS TO THE BETTER BUSINESS BUR WAITING TO HEAR FROM THEM...I DO NOT RECOMMEND ANYONE TO SANDTANDER OR HSBC IN MY OPION THAY ARE A RIP OFF

My son went to Carmax to buy a car and it was financed by santander at 25% (he is under 25 and in college with a part time job) Right after he made his first payment they sent him a letter telling him that he has 5 business days to return the car to Carmax (which is another complaint). It took them 90 days to return his down payment and another 45 days to get that 1 payment he made (which was on time) This company is terrible.

Unsatisfied and unserved customer

Absolutely unbelievable, all we wanted to do was change the bank account our mortgage payments are going through using the EZ Pay program (which we’ve been using for years). It took dozens of phones calls, hours on the phone, a missed payment, we were transferred numerous times and most of those calls were dropped. I’ve never seen such complete and utter incompetence. The toll free number takes me to India and then if my call doesn’t get cut off I might be transferred to someone back in the United States who may or may not be able to assist me. The lady I spoke to last week typed my new account number incorrectly into the system, therefore, the payment didn’t go through and now my EZ Pay account is suspended. What is a person to do? There must be an easier way to serve paying customers. I want to get my account in order but no one can help me!

Cant get title

We are still trying to get the title for my father's car as well - He passed away a few months ago and trying to handle the car situaiton. We are several phone calls in and still unsuccessful. Promise you the world and never call you back - We need to get the registration done on the car which is due in May and can not get a phone call back and/or the title and lein release from these ppl!! It is insane!!! All the phone nmbrs are not valid numbers. EXTREMELY FRUSTRATING!! Cancelling my credit card and any other dealings with HSBC if this does not get resolved soon!

I brought a car a while ago 2005 which was paid off already 2009 never recieved my title and I just relocated to a new state and need to do my car registration which is due this month call the lien company which I may my payments too another company took over and don't have record because is more than 3 years I don't seen to get anywhere can you help

Send cerified letter to HSBC requesting title. Contact NY DMV they might help you. Good luck.

Unfair treatment of customers

send payments on time they dont post payments on time. there excuse is they fired 30,000 employee;s to boast corporate earnings. then they charge you late fees and post late payments to credit bureaus. they refuse to refinance they say they would make more money if you just walk away from the loan and us goverment will back loan. this is a u.k. company so how they forget world war 1 and world war 2.when ask why they wont refinance they told me why would we wont to loss money. please stay away from any of there companies.

Won't work with you!!

I've struggled over the last 2 1/2 years to get my mortgage current. Through some luck and a interest rate reduction, I finally have my head above water - I've accrued late fees, and figured now that at least I'm current, I can make a payment on their website, and avoid the $20 fee to pay over the phone. Well, no such luck with HSBC - I tried making payments through my bill pay service with my bank, but according to HSBC Customer Service, DON'T mail it to the address on your statement, since they only check the "lockbox" at the post office twice a week - If your check ends up in the "second" time, you're late. I even offered to make a payment arrangement on the late fees so I can make my payment online - NOPE - So, I figure to *** them off, I'm going to start sending them checks every day from my bank (no postage needed!) Today I scheduled payments (for late fees only) in the amount of $0.08, $0.06, $0.07, $0.05, $0.03, $0.01, $0.09 - Have fun processing those you evil b&tches (the pissy girl on the phone was named "Jenny", hence the 876**** (can't send a check for ).00"!

How many times can they lose your documents?

This is another American Horror Story dealing with this "so called bank.". They do not have to abide by the laws of America. I'm so tired of their so called "we didn't receive all your documents." How can we let them get by with this story again and again. They must assume we American's are *** and they will never be held accountable for their extreme poor business practices.I know the day will come that they have to pay for the unbelievable ,unreliable, so-called banking that they call business. Run,run far away with anyone associated with this bank. It is a nightmare that will not end.

I am now also having the worst time trying to refinance my home. HSBC has lied to me since the beginning of the year.

In the process of trying to refinance, they told the new lender I was late 12 times in 2012, which was not true at all. I produce bank statements to discredit what they were saying. I was informed that by making payments on line, they still have to wait to get a check from my bank. I asked how that is my fault, once I was able to get them to understand, they them told me, well I was late in 2011, same process again, now we are all the way back to 2003 from the inception of the loan.

Not to mention,now on my account is deferred interest, which I had noi knowledge. I never agreed or signed anything. This company is not fair and takes advantage anyway they can. I am in the process of hiring an attorney, anybody who wishes to join me please do.

HFCS Beneficial is corrupt and HSBC takes no responsibility

HSBC has been sitting on $50,000 of my money that was paid by my insurance company for damages to my home. The claim check was payable to me and HSBC in early October. HSBC has made up excuse after excuse after excuse why they have not released the funds to pay contractors who have completed repair work at my home. HSBC acknowledges they received all required documentation - signed contracts etc. Last month I paid my mortgage late because I had to pay a contractor for work that HSBC has been sitting on the insurance claim funds for over 60 days. HSBC has now reported the late payment and damaged my credit score while they are dilbertly holding my insurance fnds for their own use. HSBC has TERRIBLE CUSTOMER SERVICE if you can even call it service. This company should be ASHAMED of themselves and the damage they have caused me. On top of that, they refuse to refi to a lower interest rate. Most HORRIBLE company I have ever dealt with in my life.

HSBC Auto Finance Lying Bastards!!!

HSBC auto finance SUCKS!! I didn't have an issue really until 5 minutes ago!! Lying bunch of bastards... I had an auto loan thru HSBC.. got injured at work and needed to change the withdrawal payment dates on the account.. I attempted to contact them via the numbers provided on the account, all i'd get was an automated calling center that had a technical issue.. it kept asking me to enter my 'Nortel four digit access code' - obviously something wrong.. I have nothing to do with Nortel, nor do I have a four digit access code, thats for employees! I attempted repeatedly to contact, and over a three month period, still unable to contact.. eventually, I contacted one of the numbers associated with HSBC home loans.. instant contact.. I explained to the fellow there what the problem was.. he said there was not much he could do because it was a different division.. however, he'd try to contact internally because he at least did have a 'four digit Nortel access code'.. however, when he'd try, he could get no further with it then I. Eventually, he told me that what I had to do was just stop the payment, as someone from HSBC auto would surely contact.. I didn't want to, but under the circumstances and advisement, I did. sure enough, I eventually received a call from HSBC auto... I explained everything and all seemed fine.. I was already so close to the loan maturity date that I just asked for a loan payout.. they assured me that due to the technical issues and my eagerness to deal with it all there would be absolutely no penalty or blotch on the credit score.. the manager in charge assured me of this as it was a concern!! That car has been paid off now for almost a year. My wife decided that she wanted to buy a property.. she went into her bank to get a mortgage on the property.. they approved her as she has a double AA credit rating.. she received a call 5 minutes ago from CMHC advising her that there is a blotch on her internal credit score due to the auto loan as she was a co-signer!!! YOU LYING BUNCH OF BASTARDS!! I was assured that would not happen- I will NEVER deal with you again as a result, and further, I will start posting negative feedbacks in regards on every blog I can! There is just no excuse for what you done to her- NONE!

Beneficial Loans

I love to see the post from Beneficial says before making a complaint please call them first and they will work with you but then when you call them they don't want to be bother, when I got intouch with the lae firm www.litvinlawfirm.com they tild me all about the program that I would be paying for the attorney and that they run all the documents that you signed when getting the loan.. there were two thing's wrong with mine ... the date of my payment which is the 23rd of the month and the term should have been 30 yrs it was a 28 yr loan. they have hit me with late fees for the past three years, I pay my attorney 500.00 a month that goes into a trust account and the attorney takes what his fees is to work on the case. I feel 100% good because benefical hasn't been paid in months so 1. I am thrilled about that 2. the attorneys are also forcloser attorneys, and 3. if beneficial trys anything I will sue them for what my loan is, or file bankrupcy. Beneficial thinks this is a joke, they tried to contact after the attorneys send the papers to NOT Contact us...yep you guess it they called me three times.. I called the attorney to report this. so plz call the attorneys office and get involved so we can give it to them 1-87*-289-**** I am trying to find a pro bono to work with us but I can't but I am still trying...
